Six layers. One complete system.

Each element has a specific role: the substrate carries the load, the bonding layer connects, the fall directs water and the elastic finish protects the surface.

  1. Existing concrete slab

    The load-bearing structure is opened, cleaned and assessed before new layers are installed.

  2. Epoxy bonding adhesive

    A two-component epoxy adhesive connects the existing concrete with the new repair and drainage-fall layer.

  3. Repair and drainage-fall layer

    A cement-based layer reinstates the substrate and creates the required fall toward drainage.

  4. Epoxy primer

    A two-component epoxy primer prepares the cured mineral substrate for the elastic coating.

  5. Elastic polyurethane coating

    A continuous, seamless elastic layer forms the balcony floor's protective surface.

  6. Decorative surface broadcast

    System-compatible decorative flakes are broadcast into the fresh coating to create the surface texture and final appearance.

Exact materials and thicknesses are selected according to substrate condition, moisture, service load and the approved project specification.

  1. Work stage 02: Water finds the weak point

    Worn coatings, cracks and open junctions allow moisture into the structure.

  2. Work stage 03: We remove the damaged layers

    The deteriorated floor layer is removed and the slab-to-façade junction is cleaned back to load-bearing concrete. Exposed rusty reinforcement reveals how water can reach the building structure.

  3. Work stage 04: We clean and prepare the surface

    Rust, unsound material and dust are removed, exposed reinforcement is cleaned and assessed, and visibly decayed supplementary timber is dismantled.

  4. Work stage 05: We seal cracks and junctions

    The slab-to-façade junction, cracks and gaps are filled with an exterior-grade elastic hybrid sealant that accommodates moisture and temperature-related movement.

  5. Work stage 06: Corrosion protection for reinforcement

    Cleaned reinforcement receives a blue one-component cement-polymer passivating anticorrosion coating compliant with EN 1504-7 and promoting repair-mortar adhesion. Railing fixings receive a separately specified protection system based on the metal condition.

  6. Work stage 07: A bonding bridge and renewed substrate

    An epoxy bonding bridge connects the existing concrete to an exterior-grade EN 1504-3 class R4 repair and casting mortar used to restore the surface and form the drainage fall.

  7. Work stage 08: One seamless coating system

    Mineral quartz broadcast, an elastic UV-stable polyurethane coating, decorative polymer flakes and a transparent protective topcoat form one seamless system.

  8. Work stage 09: Six layers. One working system.

    The concrete substrate, epoxy bonding bridge, R4 repair layer, epoxy primer with quartz broadcast, elastic polyurethane coating and a decorative finish sealed by a transparent topcoat work as one complete system.

  9. Work stage 10: We finish with cleaning and inspection

    We clean the work area, complete the slab-junction seals with an elastic hybrid sealant, inspect the finished surface and provide care guidance. The final solution is confirmed against the building's actual condition.

How we renovate a balcony

Balcony renovation starts with the cause of the damage.

Water can enter the structure through open joints and damaged junctions. Moisture may then build up in the structure and contribute to damp, mould and cold areas inside apartments. We address the cause rather than hide the symptoms: opening damaged areas, repairing concrete and reinforcement, sealing the junctions and protecting the balcony with a multi-layer system.

The work process: from substrate to finish

This typical sequence covers the balcony floor, slab edge and damaged concrete-façade details. Each chapter links to a representative frame in the scroll-controlled video; not every listed operation is shown separately. The exact scope, materials and control points are confirmed after a site inspection.

  1. Opening up and removing damaged material

    Renovation begins by opening the damaged layers and completely removing unsound material.

    1. Removal of the damaged floor layer

      Weak and deteriorated cementitious material is mechanically removed until a sound load-bearing substrate is reached.

    2. Opening and cleaning the façade junction

      Old filler, contamination and unsound material are removed from the junction between the balcony slab and façade.

    3. Cleaning the railing-post bases

      Loose rust and contamination are mechanically removed before the metal condition is assessed.

  2. Reinforcement condition assessment and protection

    The exposed reinforcement and local details are assessed before reinstatement; unsound material, dust and visibly decayed supplementary timber are removed.

    1. Assessing exposed reinforcement

      The reinforcement condition and remaining section are assessed. Any need for strengthening, replacement or welding repair is determined by a competent specialist after examining the structure.

    2. Local preparation and de-dusting

      The threshold, fixings and damaged metal or concrete details are cleaned and ground, loose particles are vacuumed away, and decayed supplementary timber is dismantled where present.

    3. Passivating anticorrosion protection for reinforcement

      A cement-polymer passivating anticorrosion mortar compatible with the repair system restores the reinforcement's alkaline protective environment and reduces the risk of further moisture-driven corrosion. Railing fixings receive a separately specified solution according to metal type and condition.

  3. Elastic exterior joint sealing

    Cracks, gaps and slab-to-façade junctions are prepared and sealed with an exterior elastic solution that accommodates normal structural movement.

    1. Preparing the junctions

      Old filler, contamination and loose residue are removed so the sealant can adhere to sound, clean joint faces.

    2. Sealing with an elastic exterior joint sealant

      The prepared joint is filled with an elastic exterior sealant suitable for façade and floor junctions and resistant to cold, moisture and normal temperature-related movement.

  4. Epoxy bonding adhesive and drainage fall

    An epoxy bonding adhesive connects the existing concrete to a system-compatible cement-based repair and drainage-fall layer that reinstates the substrate and directs water toward the outlet.

    1. Applying the epoxy bonding adhesive

      A two-component epoxy bonding adhesive is applied to clean, dust-free concrete to connect the existing structure with the fresh cement-based repair mortar.

    2. Preparing the repair and drainage-fall mortar

      A cement-based repair and drainage-fall mortar compatible with the selected system and suitable for exterior moisture and temperature changes is mixed according to its technical data sheet.

    3. Forming the drainage fall

      The mortar is placed and levelled toward the outer edge or drain to reduce standing water.

  5. Epoxy primer and mineral quartz broadcast

    The cured repair and drainage-fall layer is primed, and a system-compatible mineral aggregate is broadcast into the fresh primer to create a bonding surface for the next layer.

    1. Applying the epoxy primer

      Once the repair layer has cured and been prepared as specified, a two-component epoxy primer is applied.

    2. Applying the mineral broadcast

      A dry system-compatible mineral aggregate is broadcast into the fresh primer to create an even mechanical key for the elastic coating.

  6. Elastic polyurethane coating and decorative finish

    The epoxy primer, mineral broadcast, elastic polyurethane coating and decorative finish form one integrated coating system.

    1. Applying the elastic polyurethane coating

      A continuous, seamless, elastic pigmented polyurethane coating is applied at the system-specified thickness over the prepared substrate.

    2. Applying the decorative finish

      A system-compatible decorative material is broadcast into the fresh polyurethane coating to create the balcony floor's texture and final appearance.

Where required, we also repair the slab edge, reinforcement, façade junctions and damaged concrete-façade details. The final scope is defined during the site inspection.
